Site selection

We analyze tourist flow, average nightly rates, occupancy, and other data for the area. We also look for land with a natural landmark and a view no neighboring development can block.

Design and architecture

The master plan follows the terrain, and the property's mix — unit count, whether there's a restaurant — is shaped by what the area needs. We also study the land and design specifically for that natural setting.

Construction

We build it ourselves. Construction cost is shown in the project's financial model, and we report on every stage.

Management

Our earnings depend on how well the property performs, so we stay in the business and keep developing it — the part a company that just built it and left has no stake in.
